Closing costs are the fees and prepaid expenses you pay at settlement when purchasing a home — on top of your down payment. Nationally, buyers pay an average of $6,087 in closing costs, but the range is enormous: from under $2,200 in Missouri and Indiana to over $12,000 in Delaware and Maryland.
The biggest driver of state-to-state variation is the transfer tax — a government fee charged on the sale of real estate. States like Delaware (4%), Maryland (~1.5%), and Pennsylvania (2%) dramatically inflate closing costs, while states like Texas, Colorado, and Wyoming charge no transfer tax at all.
